CA South’s recent Callis Road project, named Park 109, is located in Nashville’s booming East Industrial sub-market of Lebanon, TN. This 33-acre property is just 25 miles east of Downtown Nashville features great proximity to freeways and provides much needed industrial space to 20,000 to 50,000+ sq. ft. warehouse users (small businesses which are underserved by traditional developers seeking more “credit” tenants).
The primary driver behind the development of Park 109 is to serve and accommodate mostly non-existent product designed for the smaller user — with Class A, concrete tilt-up construction, and great freeway and city access. This is the perfect “last mile “site as it sits on the 109 freeway and very close to the 40 interstate.
Park 109 intends to capitalize on this “gap in the market’ by demising the total 375,000 sq. ft., 4-building development into rear load spaces serving the small to medium sized industrial tenant-base with excellent clear height. Some units feature dock-high loading bays and others feature rollup doors for interior parking and loading.
CA South, working in collaboration with Griffin Partners, a developer based out of Houston, broke ground on the project in 2020 with delivery set for Q4 2021.
CA South recently celebrated a major site work milestone with a blasting party featuring the Mayor of Lebanon and VIP guests from the local tenant rep and brokerage community.
